Born and raised in Iowa, Ben has been serving central Iowa and the Des Moines metro since earning his real estate license in 2012. He quickly became a top producer at his former agency by gaining the trust and respect of his clients and peers. Still, he believed there was a more efficient way to provide real estate services to the community, so in 2016 Ben earned his broker’s license and opened his own discount brokerage 1 Percent Lists Evolution. Ben is a highly ambitious and driven individual, and it’s his passion for helping others which drives him to stay up with current market trends and all the best ways to serve his clients.

Diane has years of experience in retail sales climbing to #1 in sales for a major mid-western corporation working directly with consumers all the while raising 3 boys. She translated those same customer service skills to the real estate industry in 2012 where she truly loves helping her clients with the selling, buying and investment process. In 2016 Diane transitioned to a discount brokerage and truly believes this is what is best for clients which provides full real estate services for less and is excited to now be a part of 1 Percent Lists Evolution! She is passionate about keeping up with real estate market trends and believes communication with her clients and peers is key. Diane enjoys traveling, music and especially time with family and her grandchildren.
Savannah has been serving the greater Siouxland area since 2018. She has a wide variety of experience including residential, commercial, land and new construction. Savannah is licensed in Iowa, Nebraska and South Dakota.
Collin Coy was born and raised in Des Moines. He has been a licensed realtor since 2020 but has been involved in real estate since 2016 when he founded his real estate investment company. Since 2016, his company has purchased and renovated over 100 homes in the greater Des Moines area. This experience helps Collin provide his clients with a unique set of skills to navigate both selling and purchasing their home.
Collin graduated from the University of Iowa with a degree in Business Management in 2011. He lives in Des Moines with his wife Stacy and son Quinn.
I started my career in 2017 with one of the nation’s biggest brokerages. This provided me world class training, mentoring from top producing agents in our area, and vast experience within the ever-evolving real estate industry. It is exciting to see the monumental advances in technology and
processes over the recent years.
Most importantly, I thoroughly enjoy listening to my customer’s needs and feel privileged to be able to share in their home journey. I entered real estate with the goal of helping people achieve their dreams all while alleviating as much stress and uncertainty as possible throughout the buying and selling process. After all, our home is generally the most valuable asset we have.
I am a Sioux City native. I graduated from West High School in 2006 and Western Iowa Tech in 2009 with honors focusing in accounting. I am an avid supporter of community outreach. I participate in litter clean up opportunities, annual trunk-or-treating events, the Siouxland Sleep Out, and rolled up my sleeves to serve countless non profits with varying needs. Most of my family and friends live and work in the Siouxland area which is why I call northwest Iowa my home (even though I hate the cold winter months!).
As a 1 Percent Lists Evolution agent, I know my family, friends, and neighbors will get the best value possible when choosing to work with me for their real estate needs. I am excited I am able to offer the best value possible with lower commissions, no hidden brokerage fees AND still be able to offer a full-service and exceptional real estate experience. This cost savings accompanies my personal values of honesty, integrity, and trustworthiness. I have a commitment to serve others and myself by expanding my real estate knowledge. I strive each and every day to be better and do better than the day before.

I have been a certified real estate negotiation expert (RENE) since 2021.
Throughout my career, I have helped close over 60 transaction sides. I have provided countless individuals and families with free consultations and advice, even if I was not able to help them buy or sell a property…yet!

I am a single highly motivated man in my 30’s without children. I live to travel and to experience new adventures. I enjoy exploring new places and seeing how others take advantage of their local environments. I am an avid dirt bike rider especially off road and in remote areas. I absolutely love attending huge off road races and mud events hosted down South. I have a passion for helping my loved ones by encouraging and assisting them to complete tasks that are important to them (and generally not easy or fun) and take pride knowing that without the extra hand to help, they would continue to put it off for “another time”.
A NEW WAY
OF SELLING HOMES
Right around this time Amazon, Netflix, and other huge companies were acting as a hugely disruptive force in the areas of retail and entertainment. Their business models are extremely similar despite filling different needs. They seek to be very low cost, very low operative expenses, and high customer satisfaction.
Other companies followed suit throughout all forms of commerce and entertainment. It didn’t matter what service you needed or what product you wanted to purchase people were fighting to sell it to you faster, cheaper, and with a higher level of customer satisfaction. That is unless you needed real estate services.
Realizing this the decision was made in late 2015 to offer a low-cost solution to the general public and not make commission savings exclusive to only local builders. After countless hours spent examining real estate brokerage models, marketing and other costs, the idea was formed to list homes for only 1%.
Although there is no "set percentage", 1% is about 1/3rd of the traditional listing fee. We knew we could offer a high level of customer service and marketing for about 1/3rd of the typical Realtor listing fees as long as we focused on those same principles as the other successful companies mentioned earlier, but this time a disruptive change in real estate. We had to increase our sales volume, but more importantly, we had to retain a high level of customer satisfaction.
With those goals in mind, 1 Percent Lists was formed.
